Background of the Study
Land registration is a critical component of the real estate sector, as it ensures the legal recognition and protection of property rights. In Kano State, the real estate market has grown considerably in recent years, driven by urbanization, population growth, and increasing demand for both residential and commercial properties. However, one of the major challenges faced by property buyers, sellers, and investors in the region is the lack of transparency in land ownership and transactions. This lack of transparency has resulted in disputes over land titles, fraudulent transactions, and overall inefficiencies in the market.
In response to these challenges, the government of Kano State has implemented a series of land registration reforms aimed at enhancing the transparency and efficiency of the real estate market. These reforms are intended to streamline the process of land registration, reduce the incidence of land disputes, and improve the confidence of both domestic and foreign investors in the market. However, the impact of these reforms on market transparency remains unclear, as there is limited research on the effectiveness of these initiatives in improving the overall functioning of the real estate sector in Kano.
This study seeks to evaluate the impact of land registration reforms on real estate market transparency in Kano State, examining the extent to which these reforms have addressed issues of land ownership disputes, fraud, and inefficiencies in the property market. The findings of this study will contribute to the broader understanding of land registration reforms in Nigeria and provide insights into the factors that can enhance transparency and trust in the real estate market.
Statement of the Problem
The real estate market in Kano State has long struggled with issues of land disputes, fraudulent transactions, and a general lack of transparency. Despite the implementation of land registration reforms, there is limited empirical evidence on the effectiveness of these reforms in addressing the aforementioned issues. As a result, property buyers and investors often face difficulties in verifying land titles, which undermines the trust in the market and hampers its growth. The lack of transparency in land transactions also poses a barrier to attracting investment in the real estate sector, both from within and outside the state.
This study aims to fill this research gap by evaluating the impact of land registration reforms on improving transparency in Kano State’s real estate market.

Ho2: The reduction in land ownership disputes is not significantly influenced by land registration reforms in Kano State. Ho3: There is no significant difference in market transparency between properties registered before and after the implementation of land registration reforms in Kano State.
Scope and Limitations of the Study
This study will focus on evaluating the impact of land registration reforms on real estate market transparency in Kano State, specifically examining issues related to land disputes, fraud, and the efficiency of the registration process. Limitations may include the availability of reliable data on land transactions and the potential biases in the responses from stakeholders involved in the land registration process.
